Getting more from Cubik AI: what to have ready before you start

A few details up front help you reach a useful illustration in a single conversation.

An indicative illustration is only as good as the facts behind it. Cubik AI will ask for whatever is missing and will not guess a figure you have not given it, but a case goes faster when you have the main details to hand before you start. Here is what it typically asks for, and why each item matters.

For commercial and buy-to-let cases

Cubik AI prices commercial and buy-to-let term lending. It looks first for the property value, the monthly rent and the loan you want. For buy-to-let it can give an early estimate of the maximum loan from the value and the rent alone, then refine that figure as you add detail.

Two further facts shape the result. The first is the property type, because different types can carry different limits on loan-to-value and rental cover. The second is your credit band, which Cubik AI asks you to choose from a short list. If you are unsure of your band, say so; a broker can look at it with you later.

For bridging cases

Bridging needs more detail, because the structure matters as much as the numbers. Cubik AI asks for the type of bridging, the property sub-type, whether the charge is first or second, how straightforward the case is, the loan amount, the property value and the term in months. It also asks whether interest is retained, meaning deducted upfront, or serviced, meaning paid monthly.

Having a realistic term and a clear plan for repayment in mind helps here, as bridging loans run for a short, fixed period.

What it will not price

Some cases are better handled by a person. Semi-commercial property, development, asset finance and anything unusual are not priced by Cubik AI. If your case falls into one of those groups, it says so and offers to hand it to a broker, carrying across what you have already said.

Before you start

- Property value, as a realistic estimate rather than a hope. - Monthly rent, if the property is let or will be. - The loan you are looking for. - The property type. - Your credit band, as best you know it. - For bridging, the term and how you expect to repay.

What the result means

The illustration is indicative. No credit check is run, nothing is committed, and a qualified broker reviews every case before anything proceeds. You can email the illustration to yourself and carry on later.

If your numbers are not final, run it more than once with different assumptions and compare the results.
